You have probably noticed by now, I am not so big on the public speaking front?

Why? I am not too sure, I just know I am not a fan of rah rah seminars etc and it doesn’t fit well for me.

I have been asked by a good friend of mine who organises a property catch up regularly to come and talk to the group of investors, which I have agreed to for August. Last month I held a workshop out at two properties in Western Sydney with a great response and requests to hold it again, so I decided to do it all over again. No I didn’t trash the house so it could be renovated for educational purposes! I am inviting 30 people the opportunity to come an inspect one of my purchases in Mount Druitt which was purchased 3 years ago for $137,000. It is a 2 bedroom villa which needs a full refurb, we will be ripping the property apart from tip to toe and using a slightly different renovation approach. So I thought I would share with you a recent renovation which has been completed which has incresed equity by $30,000 and rent up $50pw from a $7000 renovation investment.

This property is located in Tamworth and was purchased for $90,000 in 2009 and rented for $180pw.

It is now worth approx $140,000 after renovation and will rent for $230pw.

So many people have been asking lately about how one can renovate a property so cheap… I thought I would share some realistic ways to lower the renovation expenses on your next deal!

How much would a bathroom or kitchen cost typically?? $6,000? $8,000? $10,000? $12,000? $15,000 each?

Break it down to the bite size pieces….

As an investor, your goals should be to make money from your renovations via equity gains and increased cash flow.

In reality you want to get a return of 40%pa on your reno costs and capital appreciation of 200%. Does this mean you need to personally do the work? No. You’re role as a serious investor is to treat your investing and renovations as a business. Do you walk into a publically listed company and see the CEO cleaning the floors, making burgers, and packing shelves? At one point this may have been the case but their plan sets them apart from the rest and you should be treating your property investing just the same. Planning your renovations; structuring your trades, services, and materials is where you’re money is to be made as most people pay a bathroom company $10,000 for bathroom or kitchen company $10,000 for kitchen, you could project manage this for lot less without actually doing the work.

How cheap can you do a bathroom? A kitchen? Flooring? Painting?

-          New bathroom $3,000 – $4,000

-          New kitchen $3,000 – $4,000

-          Painting $2,000 – $3,000

-          Flooring $1,500 – $2,000

Why? How? Let’s look at the numbers. The kitchen is a pile of cupboards, a few tiles, a few appliances, and some labour. How long does an install take? 2, or 3 days? Now the cupboards cost between $750 – $2,000, the appliances $550 – $800, tiles $50, and 3 days tradesperson labour (is $250 a day ok for a tradesman? Let’s say a wage of $1,000 to be fair for 3 days work) this is $3,000 for a basic kitchen or $4,000 for a more luxurious kitchen.

What does a bathroom have to it? 10 sheets of wall and roof lining $300, skip bin $140, floor tiles 5m x $20 = $100, wall tiles 20m x $20m = $400, adhesives and waterproofing $250 – $300, shower recess $300, taps and fixtures $250, vanity $300, toilet $150, misc $150 = $2090 + Labour. How long would it take to do a bathroom? 3-5 days? Once again, labour should be around $1,000 – $1,500 for 3-5 days. Therefore a total cost of around $3,500.

As you can see when you break a renovation down and you pay the tradesperson well you can make your money. This is not always the case to pay and you need to look at the outcome from any approach you take as some scenarios will be more advantageous paying a set fee or paying by the day or hour.

Next time you do a renovation, or think of making one, do your numbers, do your research, and do your due diligence. There is big money to be had from renovations and there are big ways to save money from renovations. Remember; A dollar saved is $2 earnt. – How much would you need to earn to replace a $5000 – $10000 saving?
