When you say "My Tradies" are looking at it, are you finding local guys to do the work? Or are you importing the labour.
And do you negotiate any specific terms for the scope of work (ie fixed price, or capped price?)
I'm looking at something ATM in a similar vein that needs work. Being Time poor and out of area, I'm contemplating using tradies to do all the work if the numbers still work.
And if you use local labour, do you hit the local papers, yellow pages etc to find them.
Looking for others experience, May start another thread for peoples experiences.

Hi Simon,
Yep I imported my labour this time from Sydney, a retired builder and handyman.
I get my trades via networking. This may be via realestate agents, pub, mates, etc...
I like hungry people, therefore I know I am going to be looked after.
Also with price, I try negotiate a fixed price and timeframe. Depending what it is, sometimes cheaper to do per hr if a smaller job.

I have started another thread on the same subject so's not to clutter this one up and get some other peoples experience as well.
I was looking at a similar property to your one over the weekend. It is out side of my comfort zone but the numbers certainly look like fitting my current criteria. And I'm starting to get keen at looking at this type of thing.

Not always the case Nath......I have known plenty of hungry builders and most will shaft you for lesser quality/dodgy workmanship or materials etc.
You might not see it on the outside but underneath it can be abominable...just be careful is all I suggest.
I'd suggest you would be experimenting on your first job or two then if they stack up, well and good...but just be careful and check their quals. and licensing.

Oh yeah true true, there must be a level of credibility and trust there.
My guys get paid on labour and I pay for parts, so theres a clear split for where things may be skimmed.
Always gotta sleep with one eye open.

And I agree, most trades would rather no get involved in the procurement of materials and just do the hrs and get paid...easy peasy....
I might also add that the trades msu also have some trust in their client too...:wink:

Yes that is correct, its all down to networking and if you cannot network then your in the poo...
My trades organise the materials and I approve and pay via cc over the phone... (I got a $15k bunnings order going through later this week)
