5 WAYS THE WRONG BUYER’S AGENCY IS LIKE A BAD ONE-NIGHT STAND
Regret can be a bitter pill to swallow. Buying a property through the wrong buyer’s agency is like a bad one-night stand – but worse. One wrong decision can leave you in a financial mess with years of regret thrown in.
Here are five ways the wrong buyer’s agency is like a bad one-night stand.
1 ) THEY LOVE YOU THEN THEY LEAVE YOU
The typical buyer’s agency is like the typical player. They take your hand and make you feel good. They reassure you with promises of fulfilment and a lifetime of happiness.
Then they leave…
If you purchase properties through a buyer’s agency, you want someone who is in it for the long haul.
You want someone who will help you find a property manager and cut through the red tape.
Someone to help you negotiate a better price after the building report comes back.
Someone to make sense of insurance policies and defend you against wilful seller’s agents.
But, most importantly, you want someone who will be there after the dead has been done.
Someone to support you as your portfolio matures.
2) THEY LEAVE YOU WITH A MESS ON YOUR HANDS
No-one wants a lover who leaves them in a mess. Whether it be emotional, psychological, or – well, you get the point.
A bad buyer’s agency is the same. They have the potential to leave you in a financial mess with no-one to help you out of it.
Just imagine the years of financial strain that can occur from buying the wrong property!
3) THEY LOOK GOOD BUT THEY DON’T KNOW WHAT THEY’RE DOING
Yes, we’ve all been there. They look so damn sexy, but when it comes down to it …
Anyway, it goes without saying that experience and know-how are important factors when it comes to achieving, um, a successful property portfolio.
If you choose a buyer’s agency to do your bidding, then make sure they know what they are doing.
Ask them if they have done it time and time again for other investors…and left them satisfied. Get them to show you case studies – make them prove their worth.
Cause, lack of experience can leave you committed to the wrong properties at the wrong price.
4) YOU SPEND BIG ON THEM AND GET LITTLE IN RETURN
You bought them flowers, paid for dinner, drinks, a taxi ride, etc. Somewhere along the line you lent them your credit card and told them you would sort out their phone bill.
And then you said, don’t cry, I have an apartment you can live in free of rent for as long as you need. And yes, your mum can stay there too.
Little did you know that some people have a knack of playing things up to get what they want.
And, what does a buyer’s agency want? Your money of course. Just like a gold-digger, a bad buyer’s agent will do what it takes to get as much cash from you as possible.
This could mean negotiating an overpriced property in order to increase their commission.
Whether or not the property is right for your portfolio is irrelevant to them. There are plenty of other fish in the sea to nibble on.
5) THEY DON’T TAKE TIME TO GET TO KNOW YOU
If your lover leaves before you wake, then they haven’t taken the time to get to know you. If they did, they may have stayed for a long time.
The best buyer’s agent will spend as much time on you as they need to in order to understand. They want to know where you see yourself in the future. They want to hear about your dreams and aspirations. They need to know your needs, so they can help you fulfil them.
Sounds like the perfect partner, doesn’t it?
Why waste your time, money and energy on the wrong person? The right buyer’s agent is out there. They are waiting to be found.
And when you do find them, they will be there for you throughout each stage of the journey, until you are living your dreams and toasting them in your retirement speech.
