In 2014, we sourced this two-bedroom unit, located in the western Sydney suburb of Merrylands. Comparable sales at that time were around the $400,000 mark, but we snatched it up for just $350,000.
This unit has depreciation and a neutral cash-flow, with rent coming in at around $400 to $410 each week.
IT HAS MADE $100,000 IN 12 MONTHS
Currently, comparable sales are between $450,000 to $500,000, which means the owners of this flat have made more than $100,000 in just one year.
