This red brick wonder was purchased in early 2015 for $260,000. Just 18 months later, in November 2016, it was worth $400,000.

 

MARKETS CONTINUALLY CHANGE

Nathan says, clients often come to him looking for properties similar to what has been shown on the Vault. Successful property investing, he says, is not about trying to find the same deals as what was on offer the year before. It is about understanding the current market, and knowing a good deal when you see it.

 

Markets are in a state of constant change. The deals that were on offer one, two, five or 15 years ago aren’t on offer anymore. New deals are there for the taking – and they don’t necessarily look the same as what was offered in the past.

 

This is where self-education comes into its own. If you are well informed about the market, you will be able to sort out the lemons from the mangoes, and taste the sweet nectar of successful property investing.

 

THROW OUT THE MYTHS AND FIND OUT WHAT IS REAL

Nathan says, if he started his investing journey all over again today, he would still be just as successful. This is because he wouldn’t succumb to all the myths of property that informed his decision making when he started out in 2003.

 

He says, he used to avoid investing in apartments because he believed they didn’t go up in value. Several years of experience have since taught him otherwise. This property from the Vault is a prime example of how apartments can perform well in capital growth.

 

Before you talk yourself out of buying a property for whatever reason, look at your reasoning and assess whether it is grounded in reality. Study the market, study property investing and become a mythbuster. Find out what is real and what is just a story, and use the numbers to guide you on your way.

 

DON’T FOLLOW THE HERD
