With 2018 fast approaching, we thought we’d look back over the last year to see what our clients have achieved.
A conservative approach.
Nathan says that while others think he is a risky person, his approach to property investing has always been conservative.
This is why he only buys properties that are below market value, with a good upside for growth and a strong cashflow.
Evolving with the market.
The other defining characteristic of Nathan’s approach is that he adapts to change well.
His strategy is always evolving with the market.
Yet, the fundamentals of his approach always stay the same.
The Sydney market.
The Sydney property market has shown amazing growth over the past five to ten years, and many investors and home-owners have made plenty of capital.
Bulk land and build deals.
Nathan says he has seen hundreds of people in Sydney make good money by building on wholesale land.
These people have made around $200,000 to $300,000 on one project.
Understanding your own position.
But these deals are not for everyone, he says. Everyone’s strategy is different.
The most important thing in property investing is to have a good understanding of your own financial position. Only then can you tailor the right strategy to help you achieve your goals.
The finance market.
At the moment, lending is in a “hibernation phase.” A lot of people have found it more difficult to get finance in order to build foundation property portfolios.
For many, this has simply meant a change in strategy. While they are still working towards a goal of owning 10 or 20 properties, a project build here and there has helped to deliver capital when it is needed.
For instance, some clients have paused buying after three or so properties. They have then done a project build and made $200,000 or so after selling. They use this new capital to buy more foundation properties.
This is what we call using a new strategy to complement an existing one.
Time to re-evaluate.
If you didn’t achieve what you set out to this year, then it is time to look at your goals and figure out how to make them happen.
